Our team have the knowledge and expertise to guide you through your property investment journey, offering you confidence in your next big move.

Our comprehensive property management service includes the following:

  • Finding the right tenant for your property through our thorough application process

  • Collection of rent and elimination of arrears

  • Regular property inspection to ensure any damage is addressed and all tenancy terms and conditions respected

  • Completion of the condition and inventory reports for landlord protection against potential damage disputes

  • Negotiation of tenancy extension in line with landlord instruction

  • Provide a clear record of rental payments and maintenance

  • Arrangement of Fitness and Landlord Registration

  • Liaison with Environmental Health should tenancy issues arise

  • Point of contact for all maintenance requests and tenants queries

This service is available to all landlords, not just clients of Rea Estates and can be implemented at any time.

Existing Landlords

In transferring your property management to Rea Estates, we will be responsible for:

  • Contacting and advising tenants of our ongoing tenancy agreement
  • Property inspection
  • Transfer of tenant's deposit to our TDS account
  • Transfer of current tenancy agreement to our company agreement
  • Transfer of tenants' rental payments

Lettings Only Service

We provide a comprehensive tenant search service for landlords who prefer to manage their own properties. This includes:

  • Property visit to provide a reliable assessment of market rent options
  • Advice on how best to present the property to potential tenants
  • Preparation of all marketing material including photography of property and placement of property adverts (Rea Estates website, PropertyPal and PropertyNews)
  • Arrangement of viewings
  • Negotiation of the lease, rent and additional tenancy terms on behalf of the landlord
  • Carry out all checks and references required for prospective tenants
  • Collect deposit and first month's rent from the tenant
  • Complete and submit the Housing Benefit application to NIHE where applicable
  • Register deposit with Tenancy Deposit Scheme (where it is retained for the duration of the lease)
  • Arrange re-letting of property at the end of the tenancy to ensure optimum return on investment

Please be aware that under our Lettings Only Service,
in the event of legal action against any tenant, it is the responsibility of the landlord to commence necessary proceedings.
