Lettings & Management
  • Visit the property and provide you with an assessment of the realistic market rent achievable
  • Advise you of any improvements/changes to be made to the property to make it more appealing to prospective tenants.
  • Have your property photographed and prepare marketing material
  • Market your property through our website and offices as well as on the two largest property websites in Northern Ireland www.propertypal.com and www.propertynews.com.
  • Arrange and accompany, where agreed, viewings on the property.
  • Advise you of prospective tenants and obtain your permission to proceed further.
  • Negotiate on the landlord's behalf regarding duration of lease, removal/addition of furniture, monthly rent.
  • Carry out references and checks on the prospective tenants. We will provide, where applicable, current and previous employer references and current and previous landlord references. A full credit check can be run to ascertain financial discrepancies to include County Court judgements, Bankruptcy orders and other credit history.
  • Obtain a Guarantor for the new tenants and complete reference checks as described above
  • Prepare a tenancy agreement in compliance with the landlords obligations under the Tenancy Terms Regulations (Northern Ireland) 2007
  • Collect the first month's rent and deposit, where applicable, prior to handing over the keys.
  • Where the tenant is to receive Housing Benefit (HB), complete their HB Application and submit it on their behalf to NIHE
  • We will liaise with NIHE until the tenant's Housing Benefit Entitlement is confirmed
  • Pay the rent to you less the agreed letting fee following the commencement of the tenancy.
  • Register the deposit with the Tenancy Deposit Scheme, where it will be retained for the duration of the lease.
  • Arrange the re-letting of your property at the end of a tenancy, to ensure the optimum return from your property
  • Where legal action is necessary against any tenant, to recover any sums due under the tenancy or for breach of tenancy it will be your responsibility to instruct solicitors to commence those proceedings.
